Women’s welfare

Proudly being a key person, driving local women’s group/association belonging to the locals (in Pukekohe), gives us a chance to unite with some trailblazing women who have come before us, doing things to make life better for females of the future.

We organise health, education and fun learning workshops; unique get-togethers and picnics specially for the oldies who often cannot get out and enjoy nature or beaches on their own, being devoid of transport or physical support.. Of course, we go movie nights and are a big delight, for them too…It’s also about celebrating strong women of today who are working hard to improve gender equality and more — because, yes, that is definitely still necessary in 2020. There are a lot of ways to take part in human welfare and charity- to genuinely make a difference.

Our first visit will be to meet with you and take a walk through your home. These first impressions are always important to us. Often we’ll be visiting your home for the first time, or we may not have seen it since we sold it to you. We’re a fresh pair of eyes looking without prejudice and will give you honest feedback about what we think will improve your chances of selling for a premium price. We then discuss your motivation for wanting to sell your home and address the questions most people have when it comes to selling.

Our second visit (usually within a day or two) is a time to discuss what price range your home falls into, what the best approach is for selling it and what type of marketing plan is best for you. We will have prepared an appraisal information pack for you, which will include comparative market analysis.  We’ll go through this pack together initially, and we’ll leave it with you to browse again at your leisure. When you feel happy with the whole strategy, we walk you through the necessary paperwork, and then we’ll discuss what needs to be done to prepare the home for sale. 

We’ll give you a marketing calendar which you can refer to throughout the process; this means you can see what’s happening on a day to day basis.  This calendar will outline everything from what date we will bring the professional photographer over to what date your property goes live on the internet through to agreed open home days and times.  Clarity at all times is what takes the stress out of the whole process.

It’s a good idea to notify your solicitor by phone or email that your home is to be sold and for him/her to expect sale and purchase documents to come once we have an offer.  If an auction campaign is the best method for your home, we will send the auction documentation to your solicitor to look through and approve before we begin the campaign.

Once we’re underway, we will be speaking with you on a very regular basis with feedback from viewings and so on. Then we prepare a weekly report for you, which rounds up the week’s activities, and it is your personal record which you can refer back to.

When we have the property under contract (or, in the case of an auction – now sold), we collect the deposit and make sure both your solicitor and the buyers’ solicitor have all the paperwork they need. Both solicitors and our team track the progress of the contract if there are any conditions to be satisfied by the Purchaser, and you’re kept informed of progress all the way through.

Once the contract is unconditional, we have a small celebration and meet at the signboard to put up the SOLD sticker. For our team, this is one of the highlights of our working relationship!

We stay in touch with you regarding any final inspection the Purchaser may wish to carry out and, finally, the transfer of keys to the new owner on settlement day.
